Marriott’s New Hotel Openings in Canada for 2025

Welcome to part two of RWRDS Canada’s annual series on new hotel openings in Canada! The second chain we look at are Marriott who have plans to open no less than 9 new properties this year. If all goes to plan, they will have new hotels open up in Alberta, British Columbia, Ontario, and Quebec.

 

With over 9,300 hotels Marriott Hotels is one of the largest hotel companies in the world and they are the third largest in Canada. The chain comprises of 35 brands ranging from mid-level budget locations to high end luxury resorts.  We currently have 23 of their brands operating here in Canada and the new hotels being added this year will bring their portfolio to nearly 300 properties in Canada.

For 2025 there are 9 planned Marriott openings in Canada, several of which were originally planned for 2024 but were moved to this year. Check out last year’s new Marriott Hotel openings here

The 9 new Marriott Hotels opening in Canada in 2025

Here are the nine hotels planned for 2025 in order of their anticipated opening date.

New Hotel Highlights:

AC Hotel Ottawa Downtown

 

This is one hotel we’ve following along for a couple of years now and it was featured on our list for 2024 openings. However as is usually the case with new builds, it takes longer than anticipated but the good news is 2025 appears to be year that the AC Hotel Ottawa Downtown will open its doors. In fact, you can already book it for stays starting this August with great Marriott Bonvoy redemption rates (see below!)

 

 

Located in the Byward Market district, The AC Hotels by Marriott Ottawa Downtown will feature 159 rooms, a pool, gym, sauna, seasonal outdoor patio, and five meeting rooms with natural light from expansive windows.

Dining options at this new hotel include the AC Kitchen and AC Lounge.  The AC Lounge is described as offering “a curated selection of small shareable plates and handcrafted cocktails”

At the time of posting this article cash rates for the first couple of months of being open were in the low $300 to mid $500 range per night. In terms of award nights those first couple of months had rooms ranging starting as low as only 18,500 points per night!

 

 

Redeeming 18,500 points for a room that costs $539 all in is an amazing domestic redemption for Marriott Bonvoy points. That works out to 2.91 cents per point and if you just happen to earn those points with the American Express Cobalt Card’s  5x points earning which converts to 6 Marriott Bonvoy points, that’s 17.46% return on your eats and drinks spending!

 

 

Also at only 18,500 points or slightly higher you could use the annual free night award from the Marriott Bonvoy™ American Express®* Card or the Marriott Bonvoy™ Business American Express® Card (paying a $120 or $150 annual fee for a night that runs over $500 is a good way to save some money!) Personally I would just redeem points and save the free night awards at other locations that would be pricing closer to the 35,000 points but gosh darn it, $500+ in value for a free night award? That’s pretty amazing.

Moxy Montreal Downtown

 

Canada’s third Moxy Hotel after Halifax and Banff will grace the downtown Montreal in the Griffintown district. The Moxy Montreal Downtown or as also known, the Moxy Montréal Centre-ville will have 216 rooms  with 1 king, 1 queen or 2 queen bed options. No word if they will have some of the bunk bed rooms that you can find at other Moxy’s including Banff and Halifax.

 

 

The 12th floor of the hotel will feature much of the property’s amenities from an outdoor terrace to fitness centre, indoor pool and hot tub.

For dining the Moxy Montreal Downtown will offer the Moxy Bar and Restaurant is where guests can enjoy signature cocktails, local beers and savor delicious dishes. The restaurant also has access to the outdoor terrace on the 12th floor.

Bookings are being accepted for stays at hotel starting this April with all in rates running in the range of $300 – $400 per night.

 

 

In terms of award nights those first couple of months had rooms ranging starting at 33,000 points per night during the first weeks of opening and going as high as 57,000 points the closer you get to summer.

This means you can use the annual free night award from the Marriott Bonvoy™ American Express®* Card or the Marriott Bonvoy™ Business American Express® Card for those nights at 33,000 up to 35,000 points and do a points top up on any nights up to 50,000 points in total (35,000 for the award + 15,000 points)

Wrapping it up

2025 should be a bit stronger of year than 2024 in terms of new Marriott Hotel openings as last year saw around a half dozen new Marriott hotels open up. As it stands 2025 should have at least 9 new hotels but that is subject to change as Marriott sometimes has new locations pop out of nowhere that haven’t been mentioned on their website or the various other sources we use to develop these lists!
